Creating a Healthy Crawl Space

A Healthy Crawl Space is more than just a vapor barrier! Proper mold remediation, prevention, humidity control, and ventilation are all essential elements to create a truly healthy environment. Creating a Healthy Crawl Space in the long term relies on several components. It is essential to assess and eliminate any mold that exists, then focus on preventative measures. Without eliminating the mold that exists, it will just continue to be an issue. It will then be time to focus on prevention methods!


The next question we ask is if there is a history of water intrusion in the crawl space. This will help us determine if a dewatering system is needed to prevent future water intrusion and keep the crawl space dry. If we do not stop the water from coming into the crawl space, the rest of the prevention matters will not make a difference.


We would then work on the encapsulation of the crawl space. Doing a full encapsulation compared to a vapor barrier is a big difference. With a full encapsulation, we anchor and seal the plastic all the way to the bottom of the top block in the foundation. This creates a solid seal between the plastic and makes sure that there will not be any vapor coming from under the plastic into the crawl space.


Once that is complete, we will almost always recommend a whole-house dehumidifier. The dehumidifiers we use are “smart” units. This means that the dehumidifier will monitor the humidity in the crawl space and home. It will turn on and run when the humidity gets high and always keep the humidity below 50%.

Doing all of this to your crawl space will create a Healthy Crawl Space and ensure that mold, water, and high humidity never return to your crawl space. Most of the air you breathe comes from your crawl space, so it is important to make sure that your crawl space is healthy so that you are healthy and ultimately, make sure you have a Healthy Home.
