Why is Important? 

Proper ventilation is an important aspect of creating a healthy attic. If there isn't proper airflow in your attic, it could cause humidity and moisture issues that could result in mold growth and wood rot. Another big problem we see in attics is bathroom exhaust fans not being routed properly. This causes extra moisture and humidity from the bathroom to be released into the attic.

Our solutions for proper ventilation would be installing baffles and rerouting bathroom exhaust fans. Installing baffles will help allow natural airflow to move from your soffit vents to the ridge vent in your attic.

Our pricing for installing baffles in the home depends on the size of the attic. On average, the price to install baffles ranges between $1,000-$1,500. Our pricing to reroute bathroom exhaust fans starts at $400 and varies depending on how many bathroom exhaust fans need to be rerouted.

Crawl space Encapsulation and Vapor Barriers 

Why is it important?

Excess moisture is one of the home's biggest causes of mold growth. Since crawl spaces typically don't have a foundation floor, they are breeding grounds for mud and excess moisture. In these unconditioned spaces, foundation walls and sub-floors can start to condensate, causing mold growth and wood rot. 

Our Solution – Vapor Barrier 

We offer two solutions for moisture control in your home. The first solution can be found in our crawl space essentials package. It is our vapor barrier. For our vapor barriers, we install a 14 mil plastic throughout the entire crawl space floor and anchor it 6" high along the entire perimeter of the crawl space. The last step for installation is to seal the entire gap between the foundation wall and plastic using a specialized sealant. Our vapor barriers will help prevent moisture from coming in from the ground of the crawl space, but they will not help with the condensation from the walls of the crawl space.  

Our Solution – Encapsulation 

We offer two solutions for moisture control in your home. The second solution can be found in our Healthy Crawl Space package, it is our encapsulations. For our encapsulations, we install a 14 mil plastic throughout the entire crawl space floor and anchor it 3" below the top of the foundation wall. The last step for installation is to seal the entire gap between the foundation wall and plastic using a specialized sealant. Our encapsulations will help prevent moisture from coming in from the ground and stop condensation from entering the walls of the crawl space.

Our pricing for a crawl space encapsulation and vapor barriers depends on the size of the crawl space. On average, the price for encapsulation ranges between $3,100-$4,500. The average price for our vapor barriers ranges between $2,500-$3,100. 

Crawl space Dewatering Systems

Why is it important? 

Water intrusion and excess moisture are one of the biggest causes of mold growth in the home. Unlike a basement, a crawl space doesn't have a concrete floor. This allows easy access for water to go right under your foundation footer and into your crawl space, causing it to flood.  

Our Solution 

Our solution is to trap that water below your foundation footer by installing an interior french drainage system. The first step of installing our interior french drainage system is digging a trench below your foundation footer around the entire perimeter of the crawl space. After that, we backfill the trench with gravel, install a perforated pipe, and connect it to a sump pump. This system will lead the water directly to the sump pump basin, where the sump pump will pump the water to the exterior of your home, keeping your crawl space dry.

Our pricing for a crawl space dewatering system depends on the size of the crawl space. On average, the price ranges between $5,500-$8,500 for a full perimeter dewatering system.

Controlling the humidity in your home is important. The two biggest factors of mold growth are high humidity and water intrusion. If the humidity in your home is above 60% relative humidity, it becomes a breeding ground for mold.

Our solution is a full-home dehumidifier. Our versatile series of dehumidifiers can control not only the humidity in the location it is installed but also your whole home. They are lightweight, compact, and free-standing, this dehumidifier offers made-in-America quality and simple controls. Depending on which option you select, they can remove between 70-110 pints of moisture per day. They also come with a  5-year warranty.

Our pricing for a full home dehumidifier depends on the size of your home and if there is electrical and drainage available in the location where it needs to be installed. Our full home dehumidifier pricing starts at $1,599.

Why it is important? 

Installing adequate insulation is one of the solutions we offer to our clients to help prevent the return of mold. Insulation is a huge part of humidity and moisture control. If there is a lack of insulation in the attic, it could cause the sheeting to frost or condensate due to the different temperatures inside your house compared to outside, resulting in mold growth.

Our Solution 

Our solution for attic insulation would be to remove all affected insulation in the attic. After the insulation is removed, we would then air-seal all gaps and holes in the attic space with spray foam insulation. Once the attic is air-sealed, we will then install baffles to ensure proper ventilation in the attic. When the attic is air-sealed and baffles are installed, we will then blow in insulation to an R-49, which is the recommended R-value for Illinois. 

 Pricing 

Our pricing for attic insulation depends on the size of the attic, if the attic has been previously air sealed, and the amount of insulation that needs to be replaced. On average, the price to replace insulation in an attic ranges between $6,500-$9,000.
